  1. I inspect every home as if my sister was buying it.

  2. I walk on most roofs, since a pair of binoculars can’t find soft spots in your roof, or flashings in various areas that are not visible from the ground.

  3. I’ll double check that roof from the attic area. To be sure there is not rot and or defects in the roof system.

  4. Many folks ask about Septic Systems and how do they get inspected. Many people ask if I’ll perform a Septic Dye Test, The answer is Yes, However I am not satisfied by “JUST DOING A DYE TEST “ Let me explain my method of a Septic Inspection.

    

Somewhat of a step by step

Run water, add dye, open septic lid, check integrity of the tank, check condition of the baffles, then measure the solids, does it need cleaning? yes or no ?

 

Now after running water for approx 1- 1.5 hrs (according to the flow rate, I’ll go out to the drain field and start probing the field for moisture / saturation. I want to feel a gravel base in that field, resulting in a dry probe for the most part. Not Muddy & WET.

  

That is for a typical drain field system.

  

Now let’s say you have a “SAND MOUND” system. All the above stays the same, now we add another tank between the Septic Tank & the Drain field (AKA) Mound. This tank is known as a Dosing Tank. What does the dosing tank do? A few things, and it comes back to the reason for checking the baffles in the Septic Tank. What happens is when the solids hit the baffles in the Septic Tank they are prevented from flowing out into the drain field or in this case the dosing tank. So now only the gray water is spilling over into the dosing tank. The dosing tank now will hold a few hundred gallons of this gray water. Inside the dosing tank is a effluent pump with usually 2 floats ( 1 being an On / Off Float, The other an ALARM Float). What happens is once the water level reach’s a certain level, the “ON” float tilts up and activates the pump which pumps that water up to the mound. Now if that float or the pump is not operating what happens is the other float (which is an ALARM Float) will activate and this tells us there is a problem in the system.

 

So when I perform the inspection all these components are checked carefully and activated to be certain they are in working order.

  

 

 

 

Tip: You can pinpoint leaks fast by conducting your own energy audit. Working inside your home, take a stick of incense (make sure it’s a scent you can tolerate) and slowly wave the lit stick near the casing around the perimeter of windows and exterior doors. If the smoke wavers, you’ve spotted an air leak. Note the location, and caulk around the exterior trim. Have an air leak under the door? Replace the threshold gasket if it’s worn, or buy a thicker gasket if there’s a gap.
